You Probably Need Less Space Than You Think

Here’s what happens on almost every tour: a team arrives sure they need 2,000 square feet. Then they step inside one of our labs and realize 250 to 350 square feet fits their needs just fine.

That’s the value of touring before you commit. You see the labs at true scale. You see the shared equipment. You see the coworking areas, private offices, and amenities that come with membership. And you leave knowing exactly what you need.

On the Tour

A Working Biotech Campus,
Not a Showroom

Every space on the tour is in active use by Members doing real science. Here’s what we’ll walk through together:

  • Move-in-ready lab bench with fume hood

    Flex Bio & Tech Labs

    Move-in-ready labs from roughly 250 square feet on up. Antimicrobial epoxy flooring, 15 outside air-exchanges per hour, dedicated 110V and 220V outlets, wide equipment doors, flat benches, and sink rough-ins.

  • Shared lab equipment area

    Shared Equipment Areas

    Real-time PCR, multimode plate readers, microscopes and centrifuges, electrophoresis, and a DI high-purity water system. Plus an autoclave we run as a building service, available to Members first come, first served.

  • Cold storage freezers

    Cold Storage

    Rentable −80°C ULT freezers backed by a generator, kept in the shared area.

  • Coworking and lounge space

    Coworking & Private Offices

    Multimodal workspace integrated with the lab environment, available 8AM to 6PM, Monday through Friday.

  • Event space during a networking evening

    The Event Space

    Where BioBuzz, techfrederick, and Lunch & Learn events happen. A reservable conference room is included.

  • Lab room with instrumentation

    The BaneBio Connection

    Our sister company sits across the campus parking lot with a warehouse full of tested lab equipment. Members get 20% off regular BaneBio pricing, and if you bring your own equipment, we offer lab move-in and move-out services!

We’re not an incubator, so there’s no application to fill out and no committee to try to impress. Here’s the process:

  1. Reach out

    Tell us a little about your company and what you’re looking for. We’ll have a quick conversation to understand your needs.

  2. Take the tour

    Walk the campus with the person who built it. You’ll see available labs, the shared equipment, the coworking spaces, and everything in between. Bring your questions.

  3. Pick your space

    Found the right fit? Sign a lease and start working. Scale up or down as your needs change.

  • Tours are by appointment

    I-270 Tech Labs is a secure-access facility. That’s a feature for our Members and the sanctity of their work, which means we don’t do walk-ins. Book ahead and we’ll be ready for you.

  • Where to find us

    5107 Pegasus Ct, Suite L, Frederick, MD 21704. We’re at the Northern Anchor of the BioHealth Capital Region, an easy drive from Montgomery County, Baltimore, DC, and Northern Virginia. Parking is free.

  • Who leads the tour

    The founder. Doug Bane has spent more than 35 years in life sciences equipment and logistics, and he knows every outlet, bench, and freezer in the building.

  • How long it takes

    Plan for 45 minutes to an hour, depending on how many questions you bring. Bring plenty.
